Crew setting a volumetric module onto prepared pads

Our process

China Procurement from Brief to Shipment | Boxx Modular

Boxx Modular coordinates supplier matching, quotation comparison, samples, independent inspection, consolidation and export documentation for modular and portable buildings. Give each service a named deliverable so you can compare its scope alongside the unit price.

Three scopes to line up before requesting quotes

Design basis

Request the wind speed and exposure, ground snow load, seismic basis, storey count and foundation interface from the project engineer. A bid based on a 45 m/s wind input tells you little until you check the wind definition and assumptions. Ask bidders to state design exclusions beside the base price.

Factory scope

Wall panel thickness, core type and galvanized coating mass are listed with the drawing revision. A common office wall sits between 50 and 100 mm. Z275 is a coating mass, not a corrosion life in a marine yard. MEP preinstallation ends at a labelled box. Furniture, medical gas and incoming power stay on the site list unless the purchase order says otherwise.

Site scope

The set crew receives a lifting-point diagram, a pad or pier layout, and a torque or weld log that matches the frame type. If the road cannot take a volumetric box, the process switches to a knock-down plan instead of hoping the truck will fit. Installation guidance is a method sheet. It does not say the local inspector will sign.

Five checks from shortlist to shipment

The gates are horizontal on a wide screen and stack on a phone. A gate does not close because a calendar week arrived. It closes when the named document exists.

  1. 01

    Use and headcount

Office, classroom, clinic, welfare or a sleeping unit. Headcount sets exits, sanitary count and whether the building is occupied overnight. A lease and a purchase are recorded as different commercial paths in the same meeting.

  2. 02

    Climate and code home

Country, snow, wind and seismic values are attached to the file in the units the local engineer uses. We record the code family the reviewer asked for. We do not state that IBC, NCC or a Eurocode check is already passed.

  3. 03

    System choice

Volumetric modular construction, a bolted flat-pack, light-gauge steel (LGS) panels, or a portal frame when the clear span outgrows a module. The choice is written with the container loading plan.

  4. 04

    Initial unit review

Jig dimensions, panel joints and the MEP interface are checked on the initial unit in the bay. Later modules are compared with that record. The check is a dimensional inspection, not a certification logo.

  5. 05

    Pack, ship, set

Packing count per 40HQ, lifting points and the site crew sequence travel together. After set, the as-built mark-ups and the operating notes for filters and breakers go back to the same file.

Who reviews engineering and product evidence

The selected supplier provides drawings, material records and assembly evidence for its offer. If the project calls for welding or execution documentation, ask which standard applies and which shop records the supplier can issue. The destination engineer reviews loads, foundations and installation details. Keep the project approval status in the matrix alongside the supplier’s scope so an open item stays visible before a purchase decision.

People comparing lease and purchase of modular office space can use the same five gates. The commercial paper changes. The wind file, the foundation interface and the fire strategy do not become optional because the building might move in 18 months.

Ask for a scope review on a real site

Send the country, the week you need occupancy, and the building use. We will mark which of the five gates already have data and which are still blank.

  • Design basis fields listed before a price is treated as final
  • Factory and site scope kept on separate lines
  • Packing and lifting shown with the frame type
  • A written stop when the load file does not match the frame
